Add-on service · Paint, patch, deep clean

From vacant to “when can I move in?”

A cleared unit still isn't a leasable one. Make-ready picks up where the unit clean-out leaves off: touch-up or a full repaint, drywall patching and a deep clean of the vacant unit, any month of the year, priced per unit.

Fresh paint going on the wall of a vacant apartment during a turn

Vacant units painted, patched and deep cleaned, all year, lined up behind the unit clean-out when you book both. Ready for their close-up.

What's included

What your property gets

  • Touch-up painting, or a full repaint when the unit calls for it
  • Drywall patching before the paint goes on
  • A deep clean of the vacant unit
  • Year-round; in turn season, lined up behind your unit clean-outs: cleared first, then painted, then cleaned
  • Priced per unit, based on what each unit needs

How it works

Make-ready painting and cleaning, step by step

  1. Send us the turn list

Tell us which units are turning and when, and what each one needs: touch-up or a full repaint, drywall patching, a deep clean.

  2. First, the unit clean-out

The unit is emptied first, so the make-ready starts on bare walls and floors instead of working around what the last resident left.

  3. Patch, paint, then clean. In that order.

Drywall is patched, walls get touch-up or a full repaint, and the deep clean comes last, so paint dust isn't left behind in a clean unit.

Questions

What property teams ask about this

How is make-ready priced?

Per unit, based on what each unit needs: touch-up or a full repaint, drywall patching and a deep clean. Price my property shows what the market charges for each, as a guide, and RPMTX confirms the price after the walk.

Can it be scheduled with our turn-season unit clean-outs?

Yes, and it runs all year, not just in turn season. The clean-out empties the unit, and the paint and the clean are scheduled behind it on the same turn calendar, so the steps are lined up in order instead of booked one at a time.

How is this different from turn-season support?

Turn-season support is the July and August push: extra crews, unit clean-out hauls and doubled compactor policing, scoped and priced for your turn calendar. Make-ready is what happens to the unit once it is cleared: paint, drywall patching and a deep clean, priced per unit.

What do you need from us to quote it?

Which units are turning and roughly when, the unit sizes, whether each needs touch-up or a full repaint, and the year the property was built. Use Price this service on this page and we will scope it with you.
